How Campus Town came about

In 2009 the NJ Legislature passed and the Governor signed into law the “New Jersey Economic Stimulus Act of 2009”.  Among other things, this law amended public higher education status to permit a New Jersey State College to enter into a public-private partnership agreement, subject to requirements and approval of the New Jersey Economic Development Authority (NJEDA), enabling private entities to perform on-campus construction projects.  As a result, The College of New Jersey reached out to developers to design, finance, operate, maintain and own a new student residence hall and retail stores.

PRC Campus Centers, LLC, headquartered at 40 Monmouth Park Highway, in the Borough of West Long Branch, County of Monmouth, and State of New Jersey, is the Private Partner in the TCNJ Campus Town Development. PRC Campus Centers, LLC, is a newly formed, single-purpose entity, and a member of The PRC Group of Companies. As such, it is imbued with the collective experience, understanding, and proficiency in real estate development, construction, and management that has been acquired by all PRC affiliates over a rich and diverse history that has spanned more than fifty (50) years. The PRC Group of Companies, including PRC Campus Centers, LLC, benefit from and operate under a shared, cohesive, and knowledgeable management team and ownership that is common to all affiliates.

The record of accomplishments, experience and business acumen that is referenced herein constitutes the combined achievements, capabilities, and expertise that constitutes the collective strength

of The PRC Group of Companies (The PRC Group).

The member companies of The PRC Group, include multi-faceted managers, builders, and developers, as well as a licensed real estate broker, for a broad spectrum of real properties, including all forms of residential (single, multi-family and mixed-use), commercial office, retail, and light industrial properties. As such, it provides a completely integrated approach to property management, which favorably distinguishes it from single-faceted property managers, whose experience is often limited to only one or two aspects of the overall spectrum of critical expertise. As a result, The PRC Group is uniquely qualified to provide both the highest and most comprehensive level of service for the management of real properties and the protection, preservation and realization of potential values for the investors, lenders and creditors of real

property assets.

The PRC Group and its affiliated companies comprise of one of the most diversified and talented groups within the industry. For over fifty

(50) years, they have achieved a consistent record of continuing growth and financial strength attributable to an uncompromising dedication to creating value; delivering quality service; and maintaining an unmatched level of efficient technology and experienced talent. Aside from its own portfolio of

well-maintained and well managed real estate investments, The PRC Group’s most valued assets are its clients and participating investors.

At Capstone On-Campus Management, we are a group of housing professionals clearly focused on providing management and consulting services

for student housing owned by non-profits:  colleges, universities, and

non-profit foundations. With corporate headquarters in Birmingham, Alabama, we serve campuses from Washington State to Massachusetts.

As a result of our focus, we have become the leading provider of third-party management services to non-profit owners, currently managing 23,080

beds, serving 23 campuses nationwide (reflecting $1.6 billion in assets).

The majority of these communities

are located directly on a college or university campus. We approach

each management partnership with innovativeness and flexibility – there

is no “one size fits all.” An important outcome of this approach is an arrangement known in the industry as “Shared Governance,” which leverages the strengths of our campus partner and Capstone On-Campus.

We believe a well-planned on-campus housing program can positively affect recruitment, retention, and overall student satisfaction, and we are committed to helping institutions

re-position their on-campus housing programs to do so. This commitment moved us to offer a service known as “Fresh Eyes Consulting.”  Fresh Eyes is an efficient (completed in three consecutive days on a campus) and affordable service to help institutions appropriately size a housing program, focus on

the right target market(s), as well

as strengthen the various student

services vital to the success of a

housing program.
